Until 1993, foreigners couldn’t buy homes with oceanfront property, but a change to the constitution now makes it possible through what’s called a Fideicomiso system.
Under this system, foreigners buy a home through a bank trust. The bank is the legal owner of the property, but the buyer has all the rights of ownership and can lease, sell, mortgage, or pass the trust to heirs. The trust is created for 50 years and can be renewed for another 50 years as needed.

Mexican banks don’t dole out traditional American mortgages. Since most high-end home sales are made by cash buyers, it’s usually not a problem for elite buyers but it is good to know just in case you plan to finance a piece of the home.
