A Visitor’s Guide to the Sea of Cortez Real Estate

The Sea of Cortez is a dazzling natural wonder that stretches some 2500 miles down Mexico’s famed Baja coast. Inside its turquoise waters live an estimated 5000 species of marine creates, making it one of the most diverse seas on earth. The captivating waters have drawn many affluent homebuyers looking to invest in Sea of Cortez real estate.

Americans and Canadians list Mexico as one of their favorite spots to vacation and buy second homes. Sought-after destinations include Cabo San Lucas and the recently developed resort communities in East Cape, both of which sit along the Sea of Cortez.

If you’re interested in buying Sea of Cortez real estate, there are a few things you should know.

Foreign land ownership is possible

You might be wondering if foreigners can buy land in Mexico. The answer is yes. Back in 1973, the Mexican government passed legislation that allowed foreigners to buy real estate, with the exception of land along any coastline. That rule was amended, however, in 1993. Now, foreigners can buy beachfront real estate through a fideicomiso.

With a fideicomiso, the bank technically owns the property but the homeowner holds all rights and responsibilities to it and may sell, lease, mortgage, or gift the property as they see fit.

Most affluent buyers work with real estate agents that are well-versed in this area, along with accompanying accountants, investors, and property consultants.

Sea of Cortez real estate is diverse

Homes along the Sea of Cortez vary in size and price. While you’ll find high-end homes all over Baja, there are two locations to check out.

Cabo San Lucas has a well-known stretch of real estate known as the ‘Tourist Corridor.’ There are some breathtaking homes in this area with amazing views of the sea, but the area is crowded. Cabo San Lucas is a hub of activity that attract tourists of all kinds. The streets are lined with night clubs, restaurants, shops, and often, shoulder-to-shoulder people.

If you’re looking for a quieter, more secluded home, check out Sea of Cortez real estate in East Cape. Sitting just 40 minutes east of Cabo, East Cape is a throwback to Old Baja with dirt roads, friendly locals, and luxury homes nestled along the water’s edge. You won’t find a thumping night life here. Instead, you’ll find first class amenities like beach clubs, marinas, pools, golf courses, and adventure clubs.

Working with an experienced luxury real estate agent is a must

Buying real estate along Mexico’s coast is different than buying in the states. As mentioned, homebuyers purchase homes through a bank trust, but it’s just one of the differences. Affluent sellers in Mexico don’t always advertise their homes for sale. In some cases, sellers work specifically with realtors to sell their home quietly. Realtors call these ‘pocket sales’ as they keep them in their back pocket for the right buyer.

In the U.S., the majority of high-end homes are listed online just as all property listings are. There are some ‘pocket listings’ in the U.S., but it’s not as common as it is in Mexico. As a result, homebuyers need to work with an experienced agent in the area.

As you look for an agent, ask to see his or her experience, past sales, and testimonials from clients. You should also ask about a realtor’s luxury affiliations and designations, and talk about communication.

Features inside a resort home will wow you

High-end buyers aren’t just looking for a big house with a view, they’re looking for features that enhance their lifestyle. From smart controls that adjust the air conditioning and turn on the fireplace to an outdoor pool with shaded daybeds, a high-end home should have all of these added touches.

More specifically, many homes situated on Sea of Cortez real estate have guest suites that provide a separate living area complete with a small kitchen, living room, bedroom, and workspace.

Look for blended indoor and outdoor space too, where you can enjoy both the shade and sun. Outdoor spaces are often equipped with a pool, seating area, and an outdoor kitchen.

Upgraded finishing’s should also be throughout the home. Granite countertops, teak-floored showers, richly-painted rooms, and a home automation hub are sought-after features in many high-end homes.

Resort communities offer unparalleled luxury and amenities

Sea of Cortez real estate offers some of the most luxurious homes along the coast. The homes inside Costa Palmas, for example, one of East Cape’s newest resort communities, offers elegant seaside villas and beach homes. With expansive indoor and outdoor space, fireplaces, and a swimmable beach as a front yard, these high-end homes do not disappoint.

Aside from breathtaking views and unique furnishings, resort communities also offer unmatched amenities. Inside Costa Palmas, for example, there are multiple restaurants, a marina fit for superyachts, a beach club, and an 18-hole golf course designed by Robert Trent Jones Jr.

For many affluent buyers, the home doesn’t solely dictate the purchase decision but the amenities alongside it.

Consider a home’s proximity to an airport

Many high-end buyers like to come and go as they please. Many Sea of Cortez real estate buyers are business owners, high-level executives, celebrities, sport stars, or musicians, so travel is part of their lifestyle.

Along Baja’s coast, there are 19 private airports. There are two airports near Cabo San Lucas. The Cabo San Lucas airport is a small airfield primarily for private jets. This airfield is about 20 miles from the city and takes about 30 minutes to get to. Private shuttles to and from the airport are available.

Sea of Cortez real estate is in high demand, especially for affluent buyers who are looking for a vacation home. While buying real estate in Mexico is different than it is in the U.S., with the right team of people, a purchase can be quick and efficient. The result is a prestigious home with vast space and top-notch amenities that overlooks the iconic Sea of Cortez.
